"Steam or dry cleaning?" is the most common technical question we get, and the honest answer is: they're different tools for different jobs. Here's how each works and when we recommend which.
Hot, softened water and cleaning solution are injected into the carpet under controlled pressure, then immediately extracted with powerful vacuum — along with the dissolved soil, allergens, and residue that have accumulated below the surface. This is the deepest clean available and what carpet manufacturers themselves recommend for maintaining warranties.
A polymer-based solution is worked into the carpet with a machine, where it surrounds (encapsulates) soil particles and crystallizes as it dries; the crystals — soil and all — are then vacuumed away. It uses a fraction of the water, so the carpet is walkable almost immediately.
Neither label fits fine rugs, which need fiber-matched methods of their own — wool tolerates controlled moisture, silk and viscose demand almost none. That decision tree is its own topic; see how we approach Oriental and area rug cleaning. Upholstery similarly gets extraction, low-moisture, or hand cleaning based on a fabric test, never a one-size answer — details on our upholstery and sofa cleaning page.
For Manhattan homes: hot water extraction once or twice a year, because apartments accumulate real soil and nothing else removes it as completely. For businesses: encapsulation on a maintenance schedule with periodic deep extraction overnight.
